STATE-OF-THE-ART MEDICAL OFFICE BUILDING

Memorial Hermann Sugar Land requests proposals for the design and construction of a 150,000 sq-ft medical office building (MOB). This project is a significant investment in the future of healthcare in Fort Bend County and will play a crucial role in serving the community as it continues to grow.

This state-of-the-art facility will accommodate various medical practices, meet the highest standards of functionality, aesthetics, and sustainability, and prioritize patient comfort and accessibility. Key project objectives include:

● Design Excellence: Develop a patient-friendly and welcoming medical office building design that blends seamlessly with the campus surroundings, meets the needs of doctors, nurses, and other employees, and incorporates cutting-edge medical, smart building, and AI technology.

● Program Requirements:

○ Interior Spaces: Develop functional interior spaces that meet the specific needs of various medical specialties, including examination rooms, waiting areas, administrative offices, and support facilities, like pharmacies, restrooms, staff areas, storage rooms, and cafeteria space.

○ Flexible Design: Design flexible spaces that can adapt to evolving healthcare needs and accommodate changes in medical practices and technology, including shell space for future build-out.

○ Transportation: Provide access to the nearby light rail, and consider the path guests will take from the stop to the medical office building.

● Sustainability: Incorporate sustainable design and construction practices to minimize environmental impact, reduce energy consumption and embodied carbon, and promote eco-friendliness through the selection of building materials, opportunities for utility efficiency, and landscape recommendations.

● Site: 2-acres at the intersection of Grand Parkway and River Falls Drive; download site plan here. The site currently serves as a parking lot for the campus. Proposals should consider time and cost for demolition.

Proposal will include:

● Project Approach: Describe your vision and approach to designing and constructing a 150,000 square foot medical office building, highlighting your commitment to quality, efficiency, and sustainability.

● Project Team: Present the key members of your project team, including architects, engineers, project managers, and other professionals who will be involved.

● Timeline: Provide an estimated project timeline that includes all major milestones and key deliverables for each phase of design and construction.

● Budget: Present a preliminary cost estimate for the project, includ-ing design, construction, and any other costs not to exceed $50M.
